About The Job:

The Maintenance Supervisor performs supervisory, administrative and some hands on technical work in the management of maintenance and repair operations at a small sized facility of advanced complexity, variety and number of buildings and structures; or at a larger facility of lesser complexity and variety requiring little to a moderate amount of grounds maintenance. The population served by the facility may cause the use of special maintenance measures and security related procedures and materials

A Day In The Life:

The essential functions of this role are as follows: 

  • Plans the short-term daily and weekly work schedules based on priorities and deadlines within established goals and objectives, some project planning could be six to twelve months out;
  • Establishes schedules and methods for providing facility and maintenance services, indentifies resource needs, reviews needs with appropriate management staff and allocates resources accordingly;
  • Develops and recommends work rules and quality control processes impacting operations;
  • Develops and organizes preventative maintenance and safety inspection programs for all facilities and equipment and ensures all safety inspections are completed as required;
  • Ensures compliance with all federal, state and local safety related rules, regulations, policies and procedures and investigates accidents;
  • Prepares and maintains work reports such as work logs, timesheets, accident reports etc.;
  • Regularly inspects property for safety and security concerns;
  • Ensures strict adherence to property key control and all keys are properly cut and dispensed;
  • Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, paint, carpet, appliances, mechanical and other related systems in all facility locations;
  • Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems (including boiler system) in all facility locations;
  • Screens applicants, conducts interviews, evaluates and hires candidates;
  • Provides equipment, procedural, and systems training to new and existing employees to perform the requisite job skills, may include conducting regular on-site facility and grounds maintenance safety training;
  • Makes recommendations for technical training outside of the organization to facilitate employee development;
  • Supervises, and may participate in the work of subordinate staff responsible for facility and grounds maintenance;
  • Reviews most completed work, makes final technical decisions and has the authority to accept, amend, or reject work;
  • Ensures all federal, state and local rules, regulations, and standard trade practices related to quality standards are adhered to during the course of work activities;
  • Responsible for administering the budget line items for maintenance and repair;
  • Keeps storage and shop areas in a clean and organized manner;
  • Maintains sufficient inventories of tools, parts and supplies to properly service the facility and grounds;
  • Orders, prepares specifications, and purchases supplies, equipment and contract work according to required purchasing and bidding procedures;
  • Develops and maintains relationships with vendors;
  • Ensures adherence to customer service standards by dealing with maintenance issues in a timely manner with proper follow-through;
  • Answers questions and provides information to the public; investigates complaints and recommends corrective actions as necessary to resolve complaints;

What You'll Need For Success:
  • Advanced  experience in at least three building or mechanical trades or equivalent combination of training and directly related experience;
  • Basic knowledge of the principles of supervision, training and performance evaluation;
  • Thorough knowledge of occupational hazards and corresponding safety precautions necessary for the safe performance of assigned duties;
  • Extensive knowledge of multi-discipline production systems, equipment, practices and maintenance methods;
  • Working knowledge of local, state and federal laws, ordinances, codes, and rules governing repair, maintenance and construction of facilities;
  • Advanced knowledge of repair, maintenance and construction techniques and of the tools, methods, practices, materials and equipment used in the building and mechanical trades;
  • Perform various clean-up and maintenance tasks;
  • Organize, implement and direct facility maintenance operations and activities;
  • Ordering parts/supplies and maintaining an inventory to minimize downtime to the operation experience;
  • Hydraulic and pneumatics (tools and air systems) experience;
  • Supervise, train and evaluate assigned staff and contract workers;
  • Perform advanced level work in a variety of trades related to installation, inspection, repair and maintenance of electrical, plumbing, and other related systems in all facility locations;
  • Read schematics and blueprints;
  • Estimate repair and construction projects;
  • Effectively communicate, both orally and in writing;
  • Ability to establish and maintain effective working relationships during the course of work;
  • Demonstrate tact and diplomacy with the public, patients, or offenders;
  • Ability to communicate with technical specialists and to interpret technical drawings and specification documents;
  • Ability to train, direct and supervise subordinates.

If this is an Intermittent position, the position does not offer benefits and is limited to 180 working days in an eleven (11) month continuous period.
