About The Job:

Incumbent functions as a building maintenance supervisor overseeing and coordinating the work of both skilled trades (electricians, plumbers, carpenters and locksmith) and maintenance workers at the Indiana government campus and Governor's residence. Incumbent schedules work, determines work priority and has responsibility for all operations of the maintenance staff. May be required to manage other areas within Facilities Management upon the request of the Facilities Management Director.

A Day In The Life:

The essential functions of this role are as follows:

  • -  Supervises maintenance staff, including hiring, evaluation, coaching, discipline and other facets of  management.
    -  Manages, supervises and directs all daily maintenance of government campus and Governor's residence as well as cleaning of the statehouse.
    -  Assists in overseeing and monitoring the work of building systems contractors.
    -  Provides guidance and answers technical questions for subordinates regarding assignments, proper use and maintenance of equipment, and policies.
    -  Inspects building and grounds for needed repairs and/or cleaning.
    -  Evaluates requests for remodels or new construction and recommends whether the work can be done in-house or must be contracted.
    -  Consults with architects, engineers and outside contractors regarding major repairs and new construction.
    -  Develops and manages a preventive maintenance schedule for the facilities and equipment.
    -  Assists Inventory Manager in keeping material and inventory records.
    -  Performs various maintenance repairs on an occasional basis.
    -  Performs related tasks as required by both Deputy Director and Director of facilities management.

What You'll Need For Success:
  • -  Bachelor, Associates, and/or vocational degree or certification in building/facilities management, fuilding/facilities maintenance, building trades, custodial operations, warehousing and inventory management, business administration, or related work experience preferred.
    -  Considerable knowledge of, and the ability to understand and interpret, detailed plans and specifications.
    -  Thorough knowledge of the care and maintenance of grounds, landscaping, exterior building materials and surfaces.
    -  Thorough knowledge related to the operation, maintenance and repair of grounds related equipment, to include heavy equipment such as dump truck, backhoe, front-end loader, semi-tractor and trailers.
    -  Working knowledge of supervisory methods and techniques.
    -  Working knowledge of horticulture methods and techniques related to the selection and ongoing care of trees, shrubs and other plantings.
    -  Working knowledge of personnel administration such as hiring, dismissals, disciplinary actions and performance evaluations.
    -  Working knowledge of public sector procurement practices.
    -  Working knowledge of safety practices related to the operation of small tools, power equipment and heavy equipment.
    -  Working knowledge of pest control and fertilization techniques.
    -  Working knowledge of irrigation system maintenance and repair.
    -  Ability to supervise, instruct, train and evaluate a variety of trades.
    -  Ability to obtain and maintain a commercial driving license (CDL).
    -  Considerable knowledge of methods, practices, tools, materials and equipment used in the heating and ventilating, plumbing, electrical and general building trades.
    -  Considerable knowledge of, and the ability to interpret and apply state and agency policies concerning human resource management  and supervision, including performance management, leave administration, hiring, discipline, benefits, etc.
    -  Must be proficient in Microsoft Office suite - especially Excel, in order to develop and maintain spreadsheets and databases.
    -  Must be proficient in the use of computers with ability to develop and maintain spreadsheets and databases.
    -  Ability to plan, coordinate, and schedule staff to complete both routine and special work orders.
    -  Ability to maintain good working relations with outside contractors, employees, department heads and others.
    -  Excellent written and verbal communication skills with the ability to appropriately handle customers who are sometimes upset and/or hostile.
    -  Ability to keep records and to prepare progress reports.
    -  Ability to operate a forlk lift.
    -  Ability to lift, carry, push, and pull up to 50 lbs.
Supervisory Responsibilities/Direct Reports:
This role provides direct supervision for one or more staff members.
This role provides supervision for offenders and requires a high level of judgment and care.

If this is an Intermittent position, the position does not offer benefits and is limited to 180 working days in an eleven (11) month continuous period.
