Salary Information:

This role starts at a base salary of $39,650.

About the Job:

As the Maintenance Supervisor, you will perform supervisory, administrative, and some hands-on technical work in the management of maintenance and repair operations at a small sized facility of advanced complexity, variety and number of buildings and structures; or at a larger facility of lesser complexity and variety requiring little to a moderate amount of grounds maintenance. The population served by the facility may cause the use of special maintenance measures and security related procedures and materials

A Day in the Life:

The essential functions of this role are as follows: 

  • Plan the short-term daily and weekly work schedules based on priorities and deadlines within established goals and objectives, some project planning could be six to twelve months out.
  • Establish schedules and methods for providing facility and maintenance services, indentify resource needs, review needs with appropriate management staff, and allocate resources accordingly.
  • Develop and recommend work rules and quality control processes impacting operations.
  • Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment and ensure all safety inspections are completed as required.
  • Ensure compliance with all federal, state, and local safety related rules, regulations, policies, and procedures and investigate accidents.
  • Prepare and maintain work reports such as work logs, timesheets, accident reports, etc.
  • Regularly inspect property for safety and security concerns.
  • Ensure strict adherence to property key control and all keys are properly cut and dispensed.
  • Coordinate or install, inspect, repair, and maintain the electrical, plumbing, paint, carpet, appliances, mechanical, and other related systems in all facility locations.
  • Coordinate or inspect, operate, and maintain the heating, cooling, and ventilation systems (including boiler system) in all facility locations.
  • Screen applicants, conduct interviews, evaluate, and hire candidates.
  • Provide equipment, procedural, and systems training to new and existing employees to perform the requisite job skills, may include conducting regular on-site facility and grounds maintenance safety training.
  • Make recommendations for technical training outside of the organization to facilitate employee development.
  • Supervise, and may participate in the work of subordinate staff responsible for facility and grounds maintenance.
  • Review most completed work, make final technical decisions and has the authority to accept, amend, or reject work.
  • Ensure all federal, state, and local rules, regulations, and standard trade practices related to quality standards are adhered to during the course of work activities.
  • Responsible for administering the budget line items for maintenance and repair.
  • Keep storage and shop areas in a clean and organized manner.
  • Maintain sufficient inventories of tools, parts and supplies to properly service the facility and grounds.
  • Order, prepare specifications, and purchase supplies, equipment and contract work according to required purchasing and bidding procedures.
  • Develop and maintain relationships with vendors.
  • Ensure adherence to customer service standards by dealing with maintenance issues in a timely manner with proper follow-through.
  • Answer questions and provide information to the public; investigate complaints and recommend corrective actions as necessary to resolve complaints.

What You'll Need for Success:

  • Advanced experience in at least three building or mechanical trades or equivalent combination of training and directly related experience.
  • Hydraulic and pneumatics (tools and air systems) experience.
  • Working knowledge of local, state, and federal laws, ordinances, codes, and rules governing repair, maintenance, and construction of facilities.
  • Basic knowledge of the principles of supervision, training, and performance evaluation.
  • Thorough knowledge of occupational hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
  • Extensive knowledge of multi-discipline production systems, equipment, practices, and maintenance methods.
  • Advanced knowledge of repair, maintenance, and construction techniques and of the tools, methods, practices, materials, and equipment used in the building and mechanical trades.
  • Perform various clean-up and maintenance tasks.
  • Organize, implement and direct facility maintenance operations and activities.
  • Ordering parts/supplies and maintaining an inventory to minimize downtime to the operation experience.
  • Supervise, train, and evaluate assigned staff and contract workers.
  • Perform advanced-level work in a variety of trades related to installation, inspection, repair, and maintenance of electrical, plumbing, and other related systems in all facility locations.
  • Read schematics and blueprints.
  • Estimate repair and construction projects.
  • Effectively communicate, both orally and in writing.
  • Ability to establish and maintain effective working relationships during the course of work.
  • Demonstrate tact and diplomacy with the public, patients, or offenders.
  • Ability to communicate with technical specialists and to interpret technical drawings and specification documents.
  • Ability to train, direct, and supervise subordinates.

Supervisory Responsibilities/Direct Reports:

This role provides direct supervision for one or more staff members.
This role provides supervision for offenders and requires a high level of judgment and care.
